Moorpark

 The city of Moorpark is east of Simi Valley  and is a small community with 32,000 residents.   It is cooled by the ocean breezes in the summer and so typically has an average high temperature of 80 degrees and an average low temperature of  53 degrees.  In the winter, Moorpark is warmed by the ocean with an average high temperature of 59 degrees and an average low temperature of 38 degrees. The average rainfall is 17 inches per year.

Moorpark has easy freeway access and is an one hour drive to downtown Los Angeles and 45 minutes to the Pacific Ocean. Moorpark has great housing - it is a little further than Simi Valley but is much newer and a little more affordable in the medium to higher end properties.  The median household income is $82,000 per home owner.  Moorpark is a great place to raise a family and possibly the most affordable in the east Ventura County.

The city is still growing with lots of room for new shopping and developments.  A new mall just opened with Kohl's as an anchor store. There are many Golf courses in the surrounding area and many fine restaurants to choose from as well.  Yet within the growing amenities, Moorpark still retains its rural touch. It is surrounded by farms and horse ranches, with a multitude of equestrian training stables to choose from.

 There is a AMTRAK Metrolink stop in Moorpark as well.  Moorpark is a small town with a low crime rate rating as 7^th , making it one of the safest towns in the State of California.
